Professional Experience Mike pioneered the analytical method known as the Operating Expense Passthrough Review in the Washington, DC area. Since joining Cresa, his team has saved over $30 million for Cresa clients. He has also qualified as an expert witness in cases involving passthrough expenses. He has over 35 years experience as a financial advisor and was previously an accountant at an area landlord developer where the experience gave him the knowledge to uncover mistakes and errors in billing to occupiers. Affiliations Michael has lectured at many local and national conferences including the Greater Washington Society of CPAs, the Finance and Accounting Roundtable, Top 20 Accounting firms, and NAIOP. Michael is also an adjunct faculty professor of the Masters of Real Estate Program at Georgetown University. He is an expert in accounting processes, including FASB accounting and new lease accounting rules. Throughout the course of his career, John’s teams have identified millions of savings for clients. He has facilitated transition abstractions for specific purpose projects to the integration of complex portfolios.

Matt Waters is a CPA with 20+ years of lease management experience. He currently serves as Senior Vice President, Global Head of Lease Administration and Lease Accounting at Cresa. Matt is a recognized thought leader whose insights have been featured by Bloomberg, Reuters, Accounting Today, CFO, and Corporate Real Estate Journal. He is a frequent speaker at real estate and accounting events such as The CoreNet Global Summit, The NRTA National Conference, and BlackLine’s Beyond The Black. Matt is the founder of the Lease Accounting Institute and the Certified Global Lease Accountant (CGLA) designation. He is a faculty member for CoreNet’s Master of Corporate Real Estate (MCR) program and NRTA’s Certified Commercial Lease Administrator (CCLA) program. Before joining Cresa, Matt led lease accounting and lease administration teams at CoStar Group, The Home Depot, and American Tower.
