Fireside Chat with Nathan Ngai

Nathan Ngai is a Partner at Bochi Investments. Prior to joining Bochi in 2024, Nathan served as Vice President of Finance at Oregon Ice Cream and previously was a Vice President at Swander Pace Capital, a middle-market private equity firm. He began his career in the investment banking group at Harris Williams. Nathan was raised in Oregon and attended Catlin Gabel High School. Nathan received a B.A. from Duke.

As an Executive Vice President at JLL Portland’s Tenant Representation team, Cayla has over 15 years of experience in commercial real estate. Cayla specializes in integrated tenant representation services for local and national clients and has exclusively represented corporate occupiers for the last 13 years. Taking a strategic advisory approach, she helps clients form real estate strategies that fit current and future business needs. Her strengths are in strategic facility planning, headquarters transactions, growth and contraction strategies, and portfolio needs. Her goal is to find real estate solutions that help solve complex business problems, for every client from the emerging start-up to the largest international company. She has had the privilege of supporting corporate occupiers in non-profit, healthcare, manufacturing, technology, renewables, professional services & Fortune 100 sectors

Eric Turner is both the Market Lead of JLL Portland, overseeing overall strategy, recruiting, and profitability; and Managing Director overseeing client real estate portfolios, site selection projects, and complex negotiations with an entrepreneurial, team-based approach. He is also a member of JLL’s Advanced Manufacturing Group. Eric has exclusively represented tenants since 2006 joining JLL in 2014 through a highly acclaimed merger when he and his five partners sold Cresa Portland to JLL. He represents companies across industries from venture-backed startups to Fortune 100 companies and in his career, has executed over 8 million square feet of volume for over $1 billion in value. He believes in the principle of always doing the right thing for clients, partners and the community. Eric is a recipient of the Portland Business Journal’s 2018 “40 under 40” and is recognized as a “Phenom” in his industry by the Daily Journal of Commerce. When he’s not working, you can find Eric with his wife and kids skiing, hiking, swimming, fishing and enjoying the great northwest outdoors.

Nick Menghini leads the Pacific Northwest Research Team with a focus on office, industrial and life sciences. He has spent the past seven years at JLL developing interactive tools and thought leadership to educate investors and occupiers on the current and future state of local real estate markets and economies. ​ Prior to leading Pacific Northwest Research, Nick spent four years within JLL as a Data Analyst, GIS Analyst and Senior Research Analyst, where he analyzed budding office and multihousing market trends, developed interactive mapping solutions and presented localized market insights to clients.​ Nick holds a Bachelor’s degree in Marketing with a minor in Business Analytics from Western Washington University. Born and raised in the Seattle area, he is passionate about the long-term health and vitality of the PNW and its continued economic growth.
